  : Fabulous location, lovely size room and comfy bed.
  : Bathroom down the hallway and only has a sensor light in it, which goes off when your in the shower leaving you completely in the dark!! Not ideal at all and dangerous.

  : It is a shame to have to leave a bad review as the location and rooms are lovely. Unfortunately a water leak before we arrived caused the wooden floors to massively expand and buckle in multiple areas which caused injury. The property has refused our multiple requests for a refund.
  : The photos of the dangerously buckled floorboards speak for themselves. I understand the property could not fix this before we arrived. But they were aware of this issue the entire time we were there and never offered alternative accommodation. They simply covered the floor with a few towels. We complained multiple times throughout the stay about the increasingly worsening conditions (the floor continued to grow) but were told nothing could be done. After the stay we complained via booking.com (as the property requested) and we were only offered 1 night refund (out of a 3 night stay). The property refused our pleas that this was not sufficient despite our MULTIPLE requests. They have confirmed they will not refund more. We have now refused their offer for 1 night refund so are still out of pocket full price. It seems unfair to expect us to pay more than 280 euro for 3 nights when we could not even walk without tripping or without shoes. My partner cut his leg open on the floorboards but I might have to take his case on probono as I am a litigation 'avvocato' (lawyer).

  : No breakfast included. The bathroom was down the hall requiring you to lock and unlock all doors in your absence.
  : Please advise visitors that they must have a telephone that functions in Europe in order to contact the landlord if you are unable to meet at requested time! I pulled my suitcase through the streets of Florence searching for address not easy to find!

  : The noise was very loud each night as our room faces the street.

  : Location was excellent Room had plenty of space Clean spaces
  : We booked the room with extrnal bathroom which turned out to be at the opposite side of the floor plan compared to the room. It could get quite noisy at night due to the very central location I tried to call the B&B 7 times on the day of my arrival and it resulted "non available"

  : the location is 100... but you must understand that the toilet will be far down the corridor... I didnt like it at all - book a room with amenities in the room

  : Location was amazing, located right in the centre looking over Prada and duomo. Room atmosphere, and decoration was superd. Finding parking wasn't easy but many parking lots available nearby. Water fountains available throughout the property! loved it. Surly a rebook!
  : The walk in had me doubting the booking for a moment, but once we got upstairs and into the Boutique hotel, every doubt cleared. The bathroom shower looked like it was used as we enetered but in general it was very very clean.
