  : Petit Palace Arana is without doubt in a superb position: on the riverside, near the market (an esssential visit) and right by many cafes and restaurants in the Old Town of Bilbao. An old building modernised, the interior was mostly fine, the staff very friendly - but my room was adequate and nothing more, with an awful interior view of nothing but a yard and piping.The hotel did, however, provide the best breakfast spread I've seen. Quite superb, and the serving staff deserves the highest praise.
  : Although the building has been renovated, squeaky floorboards in the corridors haven't been fixed. As one lift goes from Reception to the first floor, then a second lift leaves from far along the corridor to all upper floors and the breakfast room, this means there is a constant tramping of feet along the first floor between the two lifts. (My room was just near the first floor lift and I almost asked for it to be changed. Earplugs were essential.) If your room is on the first floor you're out of luck, so ask for a move.

  : very noisy we had children staying upstairs and kept waking us up especially at 6 am in the morning needs to be treated acoustically it is a major problem I'm in building you could put baffles in which would help. RegardsDavid

  : It is the oldest hotel in the city, so it had wear and tear.

  : The room size and bathroom were both good. However the insulation was not great as we could hear the people walking around upstairs.
