  : Staff was friendly and helpful. Located in a quiet environment.
  : Not located within the city centre and requires about half an hour trip to most attractions. Our room was on the 3rd floor and there were no lifts/ elevators making it difficult and unsafe to bring our luggage.

  : Great location for Leith, the trams and Royal Botanic Garden.Fresh milk offered for drinks.
  : As we were in an attic room, the noise of the pouring rain on the velux window and the screeching seagulls ( all night!) made sleep difficult. However, we realise that the proprietors can't do much about either the weather or the locals!

  : Not so keen on breakfast in our room, although choice was good....recommended the Butteries No soft lighting in room.

  : Great hosts who welcomed us on arrival. We stayed four nights for Edinburgh Fringe. Location is a 20 minute bus ride from the City centre. Tea, Coffee and shortbread biscuits in the room with bottled milk rather than UHT cartons. Shower was very good and the bedroom was clean and bright. Breakfast choice was excellent with full Scottish, cereal, fruit, Yoghurt and toast all available. It needs to be pre-ordered the evening before. Bed was very comfortable and there were plenty of power points in the room. Proper room key rather than a swipe card.
  : Breakfast is served in your room but would have preferred to eat in a dining room. Discount vouchers for trip to the Royal Yacht Britannia were available but only discovered this after we had already booked. Maybe better to leave these vouchers in guests rooms.

  : The property was very clean and a convenient location for what we wanted.
  : The room was very small which made it difficult to start there for a number of days. In our opinion the cost per night was far too much. If we had realised how small the room was we wouldnt never have booked it. Very disappointed and therefore definitely not value for money.
