  : The location is very good, only 25 min walk to the Royal Mile and in a area with plenty of nice restaurants and good pubs. The staff was very welcoming and friendly at the check in. The room was serviced every day.
  : The room was not what we booked, a room with garden view and en-suite bathroom. Instead we had a room on the side of the busy road. There was a small shower in the room with no water pressure and toilet in the hallway. The bed was very short in length, my partner being 183cm in length had his legs hanging 20 cm out of the bed. We had to use a towel to cover the window because the street light came through the small see trough curtain. The room was just to small for 2 peopleThe breakfast was very disappointing!! When booking at a guesthouse you would expect to get a proper breakfast. Instead we got some plastic wrapped factory processed crpe, croissant or pain au chocolat in the room with a carton kids size box of orange juice. Non nutritional and full of bad sugars. The fresh apple and bottle of water were nice but doesnt get you through the morning. To summon: We always book a guesthouse over a hotel because of the personal contact, touch and home like feeling of guesthouse owners. We did not feel like staying at a guesthouse because the staff was not visible after the check in and it was unfortunately run like a hotel.

  : staff were lovely. nice little room. good sized, comfy bed. really good cafes & restaurants nearby, especially Southpour
  : the kettle was difficult to fill without spilling water everywhere. bit further out of town than would have been ideal.

  : The staff was friendly and answered quickly when contacted by E-Mail. The location was good, the hotel is within walking deistance of the city centre and a bus stop is right in front of the premises.
  : I booked a room with breakfast, but the "breakfast" were some chocolate buns sealed in plastic which I could eat sitting on my bed in my room (my room was sooo extremely small that there was not even space for a chair in the room). There was NO breakfast room and NO fresh breakfast.
