  : The hotel seemed a bit run down, a Grande Dame that had seen better days. Most of the staff was great but there were a few that seemed like they were being put out when you asked them for something. The pool area and garden were great.

  : Everything outside the property was nice - pool & garden.
  : Very, very expensive for - 1. A bed that was so uncomfortable 2. A Wet floor in our room and in the hallway 3. Car parking service that decided they didnt want to park our car when we arrived

  : breakfast was wonderful, location quiet yet Tremezzo, Villa Carlotta, and Cadenabbia (3) ferry docks were very close, so easy reachable to Belaggio, Varenna, Lenno, etc. Food at the restaurant was EXCELLENT, view from restaurant were INCREDIBLE. Italians are nice people (we have been to Italy 3 times and NEVER had a bad experience).
  : Ferry system needs MUCH improvement - confusing, long wait times, expensive (we had to pay twice because no one told us that the last slow ferry from Como was 3pm). Again, ferries in Lenno to Villa Balbionello need improvement. We waited over an hour and a half because there was only ONE ferry from Lenno to Villa Balbionello and the ferry was not handicap accessible. (My husband almost fell twice because of the rockiness of the ferry and lack of assistance.)
