  : The owner was friendly, helpful and there is a small train station a two minute walk from the property that takes you to Rome Termini, so no expense of taxis or Huber. We checked and Huber would be around 30 to 40 euros if you miss the last train. Our flight was early next day, we arrived earlier than planned but was welcomed and we had the opportunity of taking that train and exploring Rome for the rest of the day catching the last train at 10pm. Very convenient, if we were there longer coming in very late is not an issue you have keys for the main gates building and room. The owner also made sure we knew you make sure on the return you use the first 4 carriages only as the station is so small you would not be able to leave the train if you are further back than 4 carriages. He also guided us to the app as you cannot buy tickets at the station the machine was not even there any more only the fixings where it once was. Parking was available, but I drove past 3 times as there is no proper signage and the access road is very easy to dismiss as its so small. However once in, there is plenty of room to manoeuvre your car. It felt safe, out the way and with a nice restaurant across the road and a bar two minutes from the Hotel. I can see why he choose this spot, we had a nice chat and he set the business up six years ago after a lifelong career that meant he travelled 60000 miles in his car a year, he wanted terra ferma and has achieved that, a happy owner is always a good stay. It is ideal for catching an early flight at Ciampino its just a few minutes away by car. We left at 3am but there was a breakfast table prepared for us with wrapped breakfast items and a coffee pod machine and tea facilities. I travel to Italy frequently as I have property there of my own but 3 hours from the airport. I will stay again if I have an early flight going out of Italy, or a late flight arriving in Italy.
  : The bathroom is not ensuite to the room, its the room in front of the exit to our room, so you cross the public hall to enter it, but we were told it was for our use only, we knew this but its still not a feature I like at an Hotel. The bathroom is a little tired and could do with new fittings especially the shower screen that felt like it was ready to fall off and gave me no confidence in opening it out to its full use. In fact a new shower fitting as well would not go amiss as its the old type shower attached to taps setting. I know its expensive, but I suggest he refit the whole bathroom as its a good large room and as its not attached to the room its better to design it really well so you also can easily get changed into your clothes there. If you dont get changed in the room, then you walk in a bathrobe or towel across the hall to your room. There is no safe in the room and when I asked he said it was a family home so nobody should be bothering you, not sure that will satisfy all guests staying longer than one night as the key to the actual door is a standard type key you have for internal doors of a normal Italian home. If want my real opinion, please invest in a safe for each room and the very secure locks for the bedroom door, it really does give customers peace of mind, it is not a reflection of the very friendly host, only a pointer for a better experience :-)
